Nearby, the Punggol Digital District promises to deliver over 28,000 jobs when fully completed, cementing the area as a draw for knowledge workers. Tech company offices and cyber-security agencies already operating in the temporary campus have helped push demand for both HDB and private homes, say property managers at ERA Realty and OrangeTee & Tie’s Punggol branches.
Rising Prices, Growing Interest
Resale prices reflect the uptick in demand. According to HDB’s official figures released in June 2026, four-room flats along Northshore Drive recently crossed the $700,000 mark, up from $620,000 two years earlier. The Punggol Sapphire and Waterway Sunrise projects, completed in 2016 and 2018 respectively, now see young couples routinely outbidding each other for units with a waterway or park view.
