Woodlands Auction Surge: Properties on Oak Street and Riverbend Sell Above Reserve This Weekend

Three properties sold above reserve at Woodlands auctions this weekend, led by a 1930s bungalow on Oak Street that fetched $1.28 million, $95,000 over its guide.

The results arrive as local buyers respond to rising inventory and shifting interest rates that have held steady since the Federal Reserve's June decision. Clearance rates have climbed from 68 percent in May to 79 percent last month, giving vendors more confidence to test higher figures without extended marketing campaigns.

Activity centered on the Riverbend neighborhood, where the Woodlands Heritage Trust runs its annual open-house program, and around the Civic Plaza, site of the monthly property information sessions run by the Woodlands Chamber of Commerce.

Of the 14 lots offered on July 4 and 5, eleven found buyers. The Oak Street result came after 28 registered bidders, while a three-bedroom townhouse in Pine Grove Estates cleared at $715,000, $42,000 above reserve.

Standout Results

A renovated cottage on Maple Avenue in the heart of the old mill district drew the largest crowd, selling for $1.05 million after three rounds of bidding. Two blocks away, a vacant block on Birch Lane passed in but later sold by negotiation at $480,000. Agents reported that seven of the eleven cleared properties exceeded their published reserves by an average of 8 percent.

Next Steps for Buyers and Vendors

Next weekend's schedule includes four auctions in the Eastside precinct and one at the former Woodlands Showgrounds site. Prospective purchasers should register early with local agents and review the updated reserve guidelines issued by the Woodlands Real Estate Board on July 2.
